The reality is, while we operate under the Ray White brand, we are a family-owned business, established in 2009 by Andrew & Amy Huggins, run locally here in the City of Belmont. We are hands-on in the day-to-day tasks, there is no head office managing your property, and no layers between you and the person responsible.
Decisions are made here, by people accountable to you.
We have also been deliberate about keeping our rent roll at a size we can properly manage. When portfolios get too large, things start to slip — communication slows, maintenance becomes reactive, and important details get missed. That is not how we operate.
The bigger concern we see in property management is not brand size — it is staff turnover.
That is where most problems come from. When managers change frequently, you lose history, tenant relationships reset, and decisions become inconsistent. It creates risk that most landlords do not see until something goes wrong.
Our team is built differently.
We have multiple senior property managers who have been with us for 7–10+ years, and a strong core team sitting in the 4–7 year range. We continue to grow, but not by replacing experienced staff — we build around them.
That consistency means:

- and your tenant relationships are properly managed over time.
Being part of Ray White supports that — it gives us access to better systems, training, and up-to-date legislative guidance — but that all sits in the background. It does not change the way your property is managed day-to-day.

- and things get handled properly.
At the end of the day, landlords are not choosing between a big agency or a small one. They are choosing who is going to take responsibility, communicate clearly, and manage risk properly.
