Online property auctions have become more common in recent years as real estate agencies experiment with digital sales platforms. They are often promoted as modern, convenient, and transparent.
However, when you look closely at how auctions actually work, online auctions often weaken the very factors that make auctions effective in the first place. While traditional auctions can sometimes generate strong competition between buyers, online auctions frequently struggle to create the same momentum.
Understanding these differences is important for sellers deciding how to take their property to market.
What Makes Auctions Work
The main reason auctions can sometimes achieve strong prices is competition between buyers. When several motivated buyers are competing for the same property, the auction environment can encourage them to keep bidding.
In a traditional auction, the atmosphere can become intense:
- bidders can see their competition
- the auctioneer drives the pace
- decisions are made quickly
- nobody wants to lose the property at the last moment
These conditions can occasionally push buyers slightly beyond their original price limit.
But the key point is this: Auctions only work well when there are multiple serious buyers competing at the same time.
Why Online Auctions Often Struggle
Online auctions try to replicate this process digitally, but they remove many of the elements that make auctions effective.
Lack of Atmosphere
A traditional auction creates energy. There is a crowd, an auctioneer calling bids, and buyers reacting to each other in real time.
Online auctions take place on a screen, usually with people sitting at home on their phone or computer. Without the energy of a live environment, buyers tend to behave more cautiously.
Instead of reacting emotionally in the moment, they simply enter a number and wait. This often reduces the momentum that drives prices upward.
Less Pressure on Bidders
In a live auction, bidding is public. When someone raises their hand or calls out a bid, everyone sees it. This creates psychological pressure to keep competing, particularly when the auctioneer engages directly with bidders.
Online bidding is more detached. Buyers can place a bid anonymously and withdraw just as easily. Without the public element, it is much easier for bidders to step away early.
Reduced Transparency
At a physical auction, buyers can see who is bidding and how many people are involved. This helps them judge the level of competition. Online auctions make this harder. Participants usually see only numbers on a screen, not the people behind them.
Even when the platform shows the current bid, buyers may still wonder:
- how many genuine bidders there are
- whether someone is testing the price rather than seriously competing
This uncertainty can discourage strong bidding.
Easier Strategic Bidding
Online platforms also make it easier for bidders to behave strategically.
For example, someone might:
- place very small incremental bids
- wait until the final moments to participate
- test the market without real commitment
In a live auction, the auctioneer can read the room and respond to these situations. Online systems are far more rigid and cannot adapt in the same way.
Smaller Pool of Buyers
Another practical issue is that many buyers simply do not like online auctions.
Some buyers prefer:
- negotiating privately
- making offers with conditions
- avoiding digital bidding systems altogether
If these buyers choose not to participate, the pool of bidders becomes smaller. And fewer bidders usually mean weaker competition.
The Advantages of Traditional Auctions
Despite the challenges with online platforms, traditional auctions still have some clear advantages.
Stronger Competition
A physical auction creates a competitive environment that can encourage buyers to keep bidding. Seeing other bidders and reacting in real time can lead to genuine bidding contests.
Greater Transparency
Buyers can see who is bidding and how the auction is progressing. This visibility tends to build more confidence in the process.
Auctioneer Control
A skilled auctioneer can adjust the pace of the auction, encourage hesitant bidders, and keep the momentum going. This human element plays an important role in maintaining competition. Online systems simply cannot replicate this level of flexibility.
Established Process
Traditional auctions have long been part of the Australian property market. Buyers understand how they work, and the process feels familiar. Online auctions are much newer and still face a degree of scepticism from many buyers.

Having conducted auctions for more than two decades, I have seen firsthand how powerful a well-run auction can be when the conditions are right. Over my 20+ year career in real estate, I have personally sold well over 100 properties by auction. I was also honoured to win REIWA’s Top Auction Salesperson award three years in a row from 2017 to 2019. I have also had the privilege of selling more property in the City of Belmont than any other agent over the past two decades. This experience has shown me that auctions can be extremely effective in the right circumstances but also that the method of sale must suit the property, the market conditions, and the likely buyer pool.
The Bottom Line
Auctions rely heavily on competition and psychology. The crowd, the auctioneer, and the pressure of the moment all help create momentum between buyers.
Online auctions remove many of these elements. Without the atmosphere, the public setting, and the direct interaction between bidders, the process can become more cautious and less competitive.
For this reason, while traditional auctions can sometimes work well when there are multiple serious buyers, online auctions often struggle to generate the same level of engagement or bidding intensity.
